Maines Paper & Food Service, Inc.
The Challenge
The explosive growth of Maines Paper & Food Service, Inc. based out of Conklin, New York required a food distribution point of approximately 100,000 square feet. Because Maines needed not only dry storage space but also freezer and cooler space, there were limited opportunities. The search for space was expanded through Maryland and Virginia. Maines owns most of its buildings and so it wanted a lease/purchase option. Since Maines was also bringing several hundred jobs to the Baltimore market, state economic development assistance was required.
The Solution
The MacKenzie Industrial Team, with the assistance of its broker relationships in Virginia, surveyed all existing buildings and build-to-suit opportunities from Baltimore, Maryland to Richmond, Virginia which met the Maines criteria. Through cost evaluation, a short list of properties was produced. Because the business economics of the two finally-selected buildings were so close, further evaluation of potential construction cost and constructability issues by MacKenzie Contracting showed 8730 Bollman Place to be the best alternative. As future expansion and rail access was needed by Maines, MacKenzie helped in obtaining assistance commitments from Howard County Economic Development and CSX Rail as well as other financial incentives from Maryland Department of Business and Economic Development.
